NAI Avant Announces Completed Renovation To Columbia Office Building

NAI Avant announces the completion of a multi-million-dollar renovation to 209 Stoneridge Drive in Columbia, S.C. The newly renovated office building, which has immediate access to I-126 and downtown, offers up to 18,000 square feet, with tenant allowance for custom designed and built to suit office space.
209 Stoneridge offers prospective tenants brand new interior space, with new electrical, plumbing, and mechanical specifications, a newly installed elevator, and open layouts that meet 2019 standards. The building features bands of windows on all four sides providing light, open tenant spaces. Additional exterior improvements include new entrances and reflective windows, as well as professional landscaping. The property also has been granted a partial real estate tax abatement, which will reduce operating costs.
“209 Stoneridge has been completely transformed into brand new space with an exciting new look after sitting vacant for a number of years. It’s also located within minutes of downtown and offers free onsite parking,” said Jeff Hein, who is handling the leasing.
The developer, 209 Stoneridge Drive, LLC, is a limited liability company owned by LB Tax Investments, a Florida-based real estate investment company with principals Jeffrey Title and Joshua Schrager. The company currently owns commercial and residential real estate properties in South Carolina, Georgia, Florida, New Jersey, and Massachusetts.
Local firms Fant Architectural Services and Vivere Interior Design oversaw the redesign, with Weathers Contracting handled the construction. The owner can provide detailed space plans and creative turnkey solutions for prospective tenants.
