American Financial Group Announces Agreements to Sell Charleston Harbor Resort & Marina

American Financial Group, Inc. (NYSE: AFG) announced March 31, 2025, that a wholly-owned subsidiary of AFG has reached agreements to sell the hotel and related assets and the marina comprising Charleston Harbor Resort & Marina, a resort property and marina located in Charleston, South Carolina.
In addition to customary representations, warranties and closing conditions, each agreement includes a 60-day due diligence period during which time the unidentified purchaser, in its sole discretion, can terminate the agreements.
If the agreements aren’t terminated during the due diligence period, upon the satisfaction of the other conditions to closing, the transaction is expected to close in the second or third quarter of 2025.
AFG expects to recognize a net, after-tax gain of approximately $100 million ($1.20 per share) on the sale.
Charleston Harbor includes two full-service hotels, a 459-slip marina, a full-service restaurant, retail store and other resort amenities.
AFG first purchased what became known as Charleston Harbor Resort & Marina in 2002 and has made significant improvements since that time, including construction of The Beach Club, a waterfront resort.
American Financial Group is an insurance holding company, based in Cincinnati, Ohio.
Through the operations of Great American Insurance Group, AFG is engaged primarily in property and casualty insurance, focusing on specialized commercial products for businesses.

New Deliveries Boost Rents As Region Grows Rapidly
The Greenville-Spartanburg market saw a slowdown in absorption and a slight decline in occupancy as 1,310 new units delivered late in the year, according to a 24Q4 multifamily report from Colliers.
Colliers said this includes 672 in the Greer submarket, where explosive job growth driven by manufacturing and a redeveloping downtown continue to attract new residents.
The region’s population continues to grow at over 30,000 new residents per year, an increase driven by migration from outside the market, Colliers said.
With nearly 20,000 new units delivered in the past five years, apartment growth has slightly exceeded the Upstate market’s steady-state demand of 15 percent of total households, a positive indicator for absorption as the construction pipeline tapers through 2025, according to Colliers.
The state’s largest full-service commercial real estate firm said asking rents grew to $1,333 per unit behind the recent wave of new construction and larger overall apartment sizes in suburban developments.
Colliers said total inventory increased to 78,797 and occupancy decreased slightly to 88.88 percent.
Olympic Steel Announces Opening of New Facility in Houston, Texas
Olympic Steel Inc. (Nasdaq: ZEUS), a leading national metals service center, announced the opening of a new facility in Houston, Texas, to support operations for its Action Stainless business.
The 105,000-square-foot facility at 10111 Houston Oaks Drive will house the assets previously located at 7010 Zoltowski St.
The new facility will increase the Action Stainless Houston operation’s footprint by 73,000 square feet.
Officials said the added warehouse space will allow the business to continue expanding its fabrication capabilities.
“The relocation of our Houston operation represents the next step in our strategic growth plan for Action Stainless and our entire specialty metals business segment,” said Andy Markowitz, president – Specialty Metals.
Action Stainless is a full-line distributor of stainless steel, aluminum and specialty alloy products, including plate, sheet, angles, rounds, flat bar, tubing and pipe in a range of sizes.
The business offers a variety of fabrication capabilities, including robotic welding, cutting, forming, shaping, centerless grinding, machining and an array of finishing services.
The Action Stainless business includes facilities in Dallas, Texas; Kansas City, Missouri; and Rock Hill, South Carolina, in addition to the Houston location.

The Greenville Drive officially kicks off its 20th anniversary season April 4, 5 and 6 with a three-game homestand against the Bowling Green Hot Rods.

Sunday, April 6 is Greenville Little League Day at the Drive, where Little League players, families, and fans come together for a day of baseball and community fun.
GLL teams will walk the warning track in a pregame parade and be able to participate in a postgame clinic put on by Drive players.
Gates open to the public at 2 p.m. and the first 1,000 fans will get a 2025 Greenville Drive team poster that they can take onto the field after the game to get autographs from this season’s players and coaches.
